Mr. Heapes is a distinguished figure in urban design and development, as the founding partner of StreetUP development since 2023. His role at his company marks a continuation of a prolific career that spans over four decades. During this time, Mr. Heapes has been transforming urban spaces into vibrant, functional community places. Prior to his current role, he was the co-founding partner of Street-Works Development from 1998 to 2019, which was subsequently sold to Hudson’s Bay Company, where he held the position of senior vice-president until 2023.

During his tenure with Street-Works Development, Mr. Heapes’ vision and leadership were critical to the company’s success in creating mixed-use developments that revitalized urban areas. Before entering entrepreneurship, he garnered success as a partner at Cooper Carry from 1988 to 1999, where he focused on architectural design and urban planning. Previously, Mr. Heapes was an associate partner at Skidmore, Owings & Merrill between 1981 and 1988, contributing to the firm’s reputation for unique architectural solutions.

Throughout his career, Mr. Heapes has been recognized for his ability to blend a community’s unique identity with character in urban design, starting with Mizner Park in Boca Raton, Florida. Notably, he is proud of his work on Bethesda Row for Federal Realty and Santana Row in San Jose, California. At Santana Row, he incorporated unique elements by hiring Parisian artists specializing in broken tile mosaics to create distinctive fountains and features.

Additionally, Mr. Heapes’ involvement with the Little Caesars Arena in The District Detroit created a 50-block, new development that resonates with the community’s history, character and social fabric.

Mr. Heapes’s journey began with an early interest and passion for architecture and graphic design, which he nurtured during childhood by drawing in the mountains outside Denver. Following high school, he earned a bachelor’s degree in environmental design from the University of Colorado at Boulder and a Master of Architecture with a focus on architecture and graphic design from the University of California at Berkley in 1980.
